This project involves the new construction of a five‑story apartment building in the West Powelton neighborhood of Philadelphia, PA. It will feature 49 one‑ and two‑bedroom apartments located on the second through fifth floors. The first floor will include retail space, with a fresh food market fronting Lancaster Avenue. Situated on a highly visible, vacant L‑shaped infill lot at the southeast corner of Lancaster Avenue and Holly Street, the development benefits from bus and trolley stops directly in front of the property, providing convenient access to nearby retail, universities, and hospitals.
David Mason + Associates is providing civil and structural engineering services for exterior improvements, including site parking layout, grading, and stormwater management design, as well as permitting coordination and zoning application assistance. Green stormwater infrastructure (GSI) is incorporated through the use of green roofs and flow‑through planter bio‑detention systems, which convey runoff from both green and non‑green roof areas through planted media for water quality treatment before being stored beneath the planting beds and released in a controlled manner to the City system via a vortex valve.
